Westport CT: Hunt Club Area Popular With Local Builders
It is tough to drive more than a few minutes, in Westport, without passing a new construction home. Of the 277 single-family homes actively listed on the MLS, 43 of them are proposed, under construction or recently built (since 2012.) Another five recently built homes, four of which are still under construction, have accepted offers, while an additional ten have sales pending. Of these 58 homes, 13 are in the Hunt Club marketing area, with 8 active listings, 2 accepted offers and 3 sales pending. This currently has the Hunt Club neighborhood edging out Compo Beach as the most popular new construction location.
The Hunt Club area is well situated, approximately halfway between the Merritt Parkway and I95, easily accessible to both highways but not negatively impacted by either. It is close to the Post Road, making it convenient for shopping and just a short drive to the Greens Farms train station, offering a plus for commuters. Much of the Hunt Club area is one acre zoning, providing lots that easily accommodate 5,000+ square foot, new homes, while offering relatively attractive property acquisition prices.
Overall asking price for actively listed, Westport new construction homes ranges from $1,399,000, for a 4-bedroom 5-bath, 3,800 square foot home to $12,985,000 for a 7-bedroom, 11-bath, 13,500 square foot home. The average asking price is $3,103,226 with nearly half of the listings (44%) priced between $2 million and $3 million.
Hunt Club new construction presents a narrower overall price range, starting with a low of $1,895,000 and climbing to $3,599,000. Average asking price is $2,516,500. The eight actively listed homes offer 10-15 rooms, with 5 or 6 bedrooms and 6-8 baths, at least 5 of which are full baths. At least one other Hunt Club property, currently being built, though not yet listed, has an asking price of $2,150,000.
Hunt Club properties are popular with a wide range of builders. Six different builders are represented in the eight active listings. Among them are Milton and Mattera Construction, both of whom built multiple Hunt Club homes. Recent and pending sales comprise at least half dozen other local builders, among them Coastal Construction and Andy Frank.
